π Friday Housing Q&A for Special Needs Families
Q: We got a call that mom needs to move. We have 2 weeks. What do we do first?
A: You stop making decisions alone.
Two weeks feels like nothing but itβs not nothing, and the homeowners who burn the first 3 days in a panic, calling every relative, scrolling Zillow at midnight, trying to solve everything at once, come out the other side with less time and the same problem.
Hereβs what the first 48 hours look like when a homeowner does this right. You find out what the home is worth today, not what you think itβs worth, not what the neighbor sold for 2 years ago, what itβs worth right now in this market, today. That number tells you whatβs possible. Everything else is guesswork.
Then you look at what mom needs on the other side of this move, because in Miami-Dade, where she lands determines everything: which doctors are in range, which level of care is available, which routines survive the disruption. A move that saves money but puts her 45 minutes from the specialist she sees every month isn't a solution, it's a trade-off nobody priced correctly.
Two weeks is enough time to make a good first move. It isn't enough time to make a perfect plan, and those who wait for perfect run out of time before they run out of options.
Homeowners who come through this intact are the ones who call someone who knows this county and this community in the first 48 hours, get the number, understand the options, and start moving in one direction instead of five.
The clock is already running. The first move is the most important one.
