π Friday Housing Q&A for Special Needs Families
Q: Is fall really a better time to sell in Miami-Dade, or is that just something agents say?
A: Itβs mostly something agents say, and it usually benefits the agent more than the family.
The seasonal market logic, spring and fall are better, summer and winter are slower, comes from northern markets where weather actually drives buyer behavior. In Miami-Dade, the weather is the same in October as it is in June, which means the seasonal logic doesnβt transplant the way people assume it does.
Whatβs true is that listing inventory shifts through the year. Fewer families list in summer, which means less competition for the ones that do. More families list in fall, which means more competition. The buyer pool in Miami-Dade runs year-round, driven by relocation, international buyers, and families whose timelines are set by circumstance, not by the calendar.
For a family with a special needs individual depending on the proceeds of a sale, βwait for fallβ is advice that needs to be interrogated. Wait for fall means 3 more months of carrying costs on a vacant home, 3 more months of an unresolved estate, 3 more months of a sibling in a housing situation that may not be sustainable.
The right time to sell in Miami-Dade is when the home is ready, the family is organized, and the decision has been made. A well-priced home with a prepared seller moves in any month of the year in this county.
Fall isnβt a strategy, itβs a delay with better marketing.
